Unit passed inspection for lease to begin Dec 1, he gave us his two month security deposit, we signed our lease together (but were still waiting for the housing authority's lease, although we had a verbal okay from them), and then we gave him the keys early on Dec 1.

As a GC myself, I am required by law to consult a structural engineer when removing walls that are load bearing, which the exterior wall in this situation is.Only a licensed engineer has the proper training and authority to properly design a structural solution that will perform in a safe manner.
