Can one named insured on rental property that is co-owned remove the other named insured from the policy if both names are on the deed to the property?

I've only ever used Kijiji & get tenants with zero issues.

It is likely that your friend will have to be the first named insured on the policy. 

For almost every project we’re involved with we can value-engineer the design and or materials selection so there is NO increase in budget for the project which will ultimately be: safer, healthier, more energy efficient (net-zero being the goal), easier to maintain and insure, and feel more comfortable.Investors, in my opinion, are missing an opportunity by not embracing green.

When we purchased the properties, we also purchased an ALTA Homeowners policy of title insurance.  

Short back story, as a Midwestern boy raised with Puritan values, there was zero conversation about finances and anything personal for that matter.

In the end, we pretty much broke even on the costs and there was zero work or cap-ex (sub-meters etc) involved.

Our policy is a 2 month early termination fee, and 60 days notice to terminate early. 

Am I covered for situations like this where a tenant might sue a landlord through my normal home owners policy typically?

Our policy is to give a new tenant a clean place and expect it back clean.
