It's nice to play real monopoly for once after pourng my heart into concept design (I develop virtual buildings for games) hopeful I'll be doing the real thing too someday... any architects on island need a hand?

With the plethora of pictures you are able to post online, virtual walkthroughs potentially available, etc, the idea hit me as a way to potentially eliminate people not showing up for scheduled showings. 

If you have a plethora of both (theoretically on #2, of course) then virtually any buy-and-hold strategy is going to work, whether you buy a dump and rehab it and force equity or let someone else do the hard work, take the profit and sell you a today's market property which you then hold for 30 years. 

I was about to settle for the virtual attendance of a real estate seminar on July 26-28 just so I can save money on flight snd hotel.

However; these days we do virtual visualzation, from simple colored renderings, to 3D walkthroughs.

I'm not saying it is universal.
