I also thought of the idea to buy a condo for cash in the Lithonia or Union City areas and do some cosmetic upgrades and rent it as well.

Also, if we enter any situation where we let them stay for a period of time, there are numerous issues that need attention (active leaks, broken fixtures, etc).

I am buy and hold everything investor, unless doing a 1031 exchange and upgrading to commercial units.

Cost of insurance is usually broken out in UL-type policies.

The co-op's in NJ do not work, the co-op boards raise their fees as often as possible, which soaks up all appreciation, even with making substantial upgrades.
