I am aware the best option is to not have to borrow (in most cases) but due to a couple unforeseen instances with previous tenants we have had to dip pretty hard into the savings.

If none of the strategies you like and are willing to work anymore due to external circumstances, you can keep what you have from the time when some or all strategies worked and focus on preparation for market conditions to get back into your frame of strategies.I agree that currently most published strategies (at least published on BP) still work if you find the right deals.

I came to learn about BP due to someone posting it in an Michigan real estate investing group on YouTube, the segment was encouraging and just want I needed, as I could relate to her story and she's from Detroit.Looking to learn, because of what I have been going through, I have a hunger to be surrounded by women(in a good way, not in a bitter way)No regrets, because my circumstance has fueled my passion to aquire properties and start my investment journey.I have already got an LLC, and working on building business credit, would also need help in this area.I would love to learn from people, any suggestions on how to acquire my first purchase would be helpful as I am still out of the womb new , anyone who is willing to guide me, I am all ears.

Jay, it seems you've about written about every imaginable acquisition scenario on residential real estate (and I've probably only read a couple three of four dozen of your post thus far) and I agree with you that in almost all circumstances if there is no recording its highly unlikely a bank would know unless the seller somehow inadvertently or overtly notified the bank of the existence of a lease-option.My question to you though is what is your experience in buying subject to or wrap deals that are recorded as it relates to the due on sale clause.
