What would you do if there are small jobs like a burner on the oven isn’t working, screen door blew open during storm and needs to be fixed, a couple skate tiles need to be fixed, etc, etc. if it’s not major like electrical or plumbing, do you guys have a handyman that you know and trust?

Almost makes you feel like you can’t trust anyone after watching some of the episodes. 

so that's first.second you open escrow like any other transaction.you tell the title company that you have a private lender and they will prep the trust deed.. you bring in the note..

Since I have to replace the debt from my mortgage in order have a successful exchange, I'm looking at putting some of our cash from the sale into DSTs (Delaware Statutory Trusts) that are leveraged, fractional interest products.

Drive around your target neighborhoods, write down address and find the owners.

If you have worked for yourself for 17 years, then I 'm sure you have provided service to people, you have customers who trust you and value your work , your work ethic, ... etc.

A tip I got from @Steve Vaughan is to post a few ads on CL or something similar in your area, without the address of course, to figure out the demand in your area. 

They also inspect BEFORE you buy so they can catch you doing it yourself.Although I have a Belleville address I am actually in the county.

I was pretty much the same situation as you are in, except i did not think quick enough about the additional pre-close negotiations mentioned above.In my case time after closing i dove in to set expectations and address/remediate all concerns from the previous landlord, and since then i haven't had any troubles.Thank you for the post!
