I know that this comes with many advantages and it does make me feel more confident in purchasing.

As for today rates are historically low, that’s all I can say with confidence! 

@Rob Mudd A twelve is an ideal size for economies of scale and feeling confident about buying a larger building.

As mentioned, an acq fee is customary in many syndications 1-2%, but this is on multimillion dollar purchase price, and that fee is typically associated with a lot of travel cost, due diligence work, etc and can be one or more persons full time salary, i.e. life effecting.  2% on a $300k deal is $6k. 

That's why they're already considering tax relief for travel & hospitality based industries. 

I would do a little more homework on the market and get some confidence in the numbers.

Of course to come for 10 minutes to change a light bulb you would have to pay travel time.

I went into the process a week ago confident, however, it seems that the money I've saved up to this point for the property could be invested better elsewhere at this time, at least until I've settled down somewhere more permanent.At the same time, I feel bad reneging on my real estate agent, but would prefer to do it sooner rather than when they've spent a considerable amount of time helping me.
