We used the LLC to purchase the vast majority of the materials and supplies for the rehab.We did also use a Home Depot credit card in our personal names for some of the materials and supplies.When house sold, it was sold under our personal names, and the check from title company first deposited to our personal checking account, then transferred over to LLC account.

I would also make sure the TK provider owns their inventory and not 3rd party coordinating a sales or worst of all, selling you an "as is" deal to which you send in money to have the home renovated--no doubt, that is the riskiest move an out of state buyer can do.

@Patrick Liska PA DOES have state inheritance tax, and it applies to PA real estate, even if owned by somebody out of state, like NJ. 0 percent on transfers to a surviving spouse or to a parent from a child aged 21 or younger; 4.5 percent on transfers to direct descendants and lineal heirs; 12 percent on transfers to siblings; and. 15 percent on transfers to other heirs, except charitable organizations, exempt institutions and government entities exempt from tax.
