Lastly - sis is trying to buy the building from usoriginaly (day one after auction) we thought it would be a good idea)now after we have seen the property and know what a good deal it is - we prefer to keep it instead of the quick flipIt is hard to get our hands on a well priced multifamily and we thought this would be a good intro for us into the buy and hold.We could sell to her for a quick few bucks - but I want to learn the process. 

And so, this is why I'm curious...I'm sure other clients just take their estimates at face value and approve the work order.

In your position, I would make sure to disclose the fire issue while also providing documentation regarding proper remediation and replacement.

That being said, if you're putting together your own lease, you should absolutely have a local attorney look it over to make sure you have everything in it you need (and nothing illegal). 

FYI, over the years, we've also learned to save a lot of money wasted on excessive management labor costs (we call them "stupid trips") by planning the occasional weekend to drive down, inspect our units and address any labor-cost intensive items that we can do over a 3-day weekend.
