I would say ask a local agent how much they think you could get for this house and try to sell it yourself for that price. if you see you cant get that price yourself and you would get more if you would sell through the real estate agent after deducting commissions ask to show comps to support his claim, and give him a 3 month listing agreement.

There are some people who make dishonest requests for service or support animals, so be alert.
