But proper procedure at that point is, the buyer should request the seller fix every thing in the inspection report and the seller should provide proof (pics/video/reinspection) that all repairs are completed, prior to closing.

I  was going to use as a rental but It been a month since I first submitted the offer and now have a duplex I am purchasing so I don't want to deal with both.I am not looking to sell it for more then 120% so that shouldn't be an issue.
