@Jessica Wygal There is so much pent-up demand for vacations right now.Consumers still don't feel "safe" staying in a hotel so naturally a STR is the next best choice.

You could create "updated rooms" as one booking choice at a higher price point.

While it's been a lot of work and it was the 401k funds that in part made this project possible, if I had known 20 years ago what I know now, we would have likely been financially free years ago and the W-2 would be a choice rather than a necessity. 

We've taken over properties with pretty poor furniture/decor choices, and been able to make large improvements without a huge spend.

So you had the choice to buy a product at a certain price.

LLPs are the best choice for accountants, attorneys, and architechs.
