@Mugdha Joglekar So medford/Somerville to be honest you will have a pretty tough time getting a unit there even if you go up to 300K (maybe a really small, say 400/5-- sq foot unit not in great shape, but even then I would say it wouldn't be easy).

Bit more risk as you have to foot the whole cost to furnish it.

The problem with "price per square foot" cost for construction.. 

If the owner of the property decides to do STRs for himself, you may find yourself back to square 1 again.

I choose to go with Behr Premium white eggshell paint for the walls, Semi-gloss for the trim, and flat white for the ceilings.I ended up using basic paint calculator for square footage and number of coats, which lead to me purchasing (1) 5 gallon bucket of semi-gloss, 1 bucket of ceiling flat, and 5 of the eggshell.

 I currently owned land near downtown Phoenix and if I find a suitable modular company would certainly utilize their services if the appropriate price per square-foot is achievable
