Hi All,Section 8 (and other entities) understandably require a W9.

I really don’t understand why people would complain about having potential liability issues identified.

I found out though that only a general contractor can pull permits in the city I plan on building in which is completely understandable!

The wholesaler usually understand construction and development so they know what potential issues we might run into for a property and they make sure to check those out for themselves or they let us know that this could be an issue. 

I don't like the idea of taking advantage of anyone, but personally if I found an opportunity like this I would understand the reality of the situation is that if you are able to make a favorable deal, so can anyone else in the market, so might as well strike first and be more reasonable during the turnover process so you can sleep well at night. 

I started off with a duplex in 2020 and now have a solid portfolio of rentals with my partner.

But, also, sometimes you just have to touch a hot stove to understand not to do it again. 

Some of the questions I'll need to discuss with them:1) The home is renting by the room (grand-fathered with the city zoning) and month-to-month, and I want to understand which of the laws apply to our situation.
