You might want to add a bit of top soil to those areas.

You will want to hire a civil engineer to assess the drainage and a geotechnical engineer to sample the soil stability.

if you live in the home it will be primary policy with renters coverage. which is normally cheaper than if it was only tenants living in the home. for the security you'll need to deposit either in a money market fund or an interest-bearing bank account. congrats!!

@John Anderson - You can bear it yourself, let the tenant bear it or split it 50/50.

Both Chris and Richard have kindly pointed out that the condo association might bear some of this burden, which is encouraging news.

Soil is a natural filter.That gives you a very general idea of how a septic system works.  

I assume that the back rental payments owed to the previous owner have no bearing on you.  

I'm always the middle one in Goldilock's and the three bears scenario.
