What skills do you already have to be a flipper?

If you can find someone who has good handyman skills and also has good organization and communication skills then you might be able to keep them busy full time!

I'd sell you one of mine but I'm having too much "fun" practicing my collection skills. 

I'll be getting out of this long before I have a need to delegate that.But as we've discussed in the past (and I've benefited greatly from your insight), person-to-person tenant management soft skills become less important once you start moving away from the low C-class stuff I'm in.

Please use your Photoshop skills.  

Plywood boxes, solid wood fronts, with soft close.  

You have to figure in a lot of soft factors too, like how much you like the area for personally living there, where you think the neighborhood is heading, etc.As far as current vs. market rents, I always use current rents because I'm conservative.

I would not go back to such a strategy but am a firm believer in long term buy and hold with large commercial nits -apartments in particular.This is where I think a guy with Will skills kills it even more than flipping maybe with the buy and holds.  

He has no money and little management skill and allowed the properties to go to the state land commisioner's and filed bankruptcy before I got involved.

Eventually I have been able to pick up some decent skills.
