I can see the lack of regulation that allows a jurisdiction to forbid ADUs on RE with a quad to duplex could easily be changed and that any RE zoned SFR to quad would be able to add an ADU unit.Good luck

Regardless of the outcome, this is extremely concerning to see the fed make unconstitutional (though to be fair central banks are themselves unconstitutional) decisions without the approval of the government and nobody is stopping them.

We take special requests into consideration, allow tenants to do some improvements to "make it their own home", and if we see the need to do an upgrade (new appliance, new tub surround, etc.) we discuss this with the tenant and plan for a time that is most convenient for them.

@Jason WilliamsIt’s collected through withholding of 10-15% of the sales proceeds by the title company, closing attorney, or whoever party is facilitating the transaction.Yes it’s because the property is on US soil - see the Foreign Investment in Real Property Tax Act of 1980.The tax rate on and character of the gain are the same as those applicable to US persons.
