Read your lease.Any filters that need regular maintenance/replacement should be specified in your lease.

(low maintenance, drought tolerant, durable, does not attract bugs, less likely to be damaged by digging, and is not easy to steal or throw!)

I just read another post about how the landlord lost 3 years of cash flow due to A/C and Maintenance issues.

No lawn maintenance to worry about in NYC, but make sure you get snow shoveled immediately or the city will fine you.
