And as others have said Sponsors range from highly seasoned, experienced investment firms with large staffs to one-man-band solo "syndicators" who has done a house hack and think they are ready to sell securities and manage a multi million $ project - maybe they are (or not).

If you do the owner-occupant route, you will be able to tap into some nicer areas because you will have less money in the deal as opposed to just buying a traditional rental where you will have to buy in usually B and lower areas to cash flow.

You need to determine from the Condo documents what the boundaries of your unit are and what things inside that unit and outside the unit that you would need to replace (could include Sheet Rock & Painting, Cabinetry, Fixtures, Heating & Air conditioning Units, etc.).
