You're right @Micah Copeland, thought in my area the prices tend to be a lot closer when someone else has an option on an already existing wholesaler contract: a few thousand bucks here or there. 

My first home has gone up in value 55% & I'm working on buying a new home and turning my existing into a rental rather then selling it.

When you say "reglaze" is that the same as a specific paint you can use over the existing finish?

From a sellers prospective, You will attract every newbie wholesaler in existence.  

Every loan officer on the planet is going to tell you to "build good debt" to replace "bad debt" or a non-existent credit history. 

I have not been able to focus at work and my productivity at work is....let's just say, non-existent.

Anything you can't find, you can ask and people will point you to the 15 threads that already exist on the topic.  

It sounds like you can leave the existing financing in place. 

You would obviously have to factor in demo costs of existing structure, any environmental abatement etc, however that would be my first approach on establishing quick value.
