At the time of this writing I'm at about 150 because I just had a lot of sales and another managment company took over a lot of them.I'm in negotiations with a large investor to buy a large bundle of them this week.At any given time I have 10 in my own portfolio that I am fixing and reselling weekly (not myself mind you, I have a great team of contractors I use).When I say fix, I do not mean fixer uppers.

@Kal Paneliya That sounds doable, and if this is your first time double closing (well, triple in this case) the only catch would be to be sure that the bank's contract doesn't stipulate a waiting period after the transfer of title before you can re-sell the property (7 days, 30 days, 157 days, whatever).

Much better off finding the more rare gem of an older place in need of rehab in a neighborhood with more room in the deal to improve and resell for greater profit.
