He ended up taking the dishwater’s supply line and letting it leak into the sink.Finally the next day the management company sent the handyman out and the water supply was fixed.A few days later the smells start.Despite repeated calls from the tenant the PM does nothing, no one goes to even look at it.Finally about May 3rd the handyman shows up and they take the floor apart as seen in the photos.Now it gets interesting.The management company says the problem existed before, could not have been caused by the leak.The handyman claims there were only a couple of drips from the water supply line (despite the tenant’s description).I had a mold company come in, they did moisture testing and determined the water goes under the cabinets, under one wall and into the hall and down into the garage below.

California Corporations Code sections 191, 15901.02(ai) and 17708.03 define "transacting intrastate "as entering into repeated and successive transactions of its business in this state, other than interstate or foreign commerce.Since we're not doing any intrastate business within CA, do we still need to register the LLC with the CA SOS by filing an Application to Register (Form LLC-5), or can we just pay the $800 franchise tax by filing Form 568?

If I can help it,I only buy units with all utilities paid by tenants.When I started out,I got an older duplex with a shared meter.Have not repeated the mistake since then.6 months ago,water bill at that unit jumped from 45$ to 2000$-in one month.Then it stayed that way for three billing cycles before I caught on to it.Turns out the neighbor had connected a hose pipe to the backyard pipe while tenant was away and started running a car wash on my dime.When informed,tenant was essentially nonplussed.Not her business.
