I would like to use that $100K to either do a major remodel, which will increase the market value of the house based on recent comps, or purchase a 2nd property. 

New flooring and paint through out, took down a wall to open the floorplan, painted kitchen cabinets, granite countertops and stainless appliances, full bathroom remodel x2 with natural stone shower enclosures and natural stone flooring.

New floors, new doors, Killz (heavy smoke smell), kitchen remodel, new roof, shed addition, awning addition, french drain installation, What was the outcome?

Our property is a single family with an ADU in the basement, we had remodeled the upstairs so they moved in up there, and we moved into the basement so we could start a slow remodel. 

At the end of two years we had a beautifully remodeled home that sold easily when listed.

I have completely remodeled one and am look to cash out refi.
