Evidently just some repair for the roof...still trying to figure out the range/ microwave issue...I do agree there needs to be a venting mechanism in place and it appears that " someone "did not install a new microwave correctly....Id like to swap out the carpet for a nice scraped wood laminate....a nice new coat of paint..some other aesthetic and cosmetic upgrades to really make it stand out!

There's been no contract or anything yet of any kind and yet they've done quite a lot in the last few weeks, painted, tore out old carpeting, replaced old appliances with newer ones etc.

That was after a complete remodel (all new carpet, paint, etc.) and two boxes of the bug bombs.If you don't spend the time/money up front to tackle the problem it will keep coming back and will cost you a lot more in the long run (multiple extra treatments, tenant loss, vacancy, possible lawsuit, etc.).

As an example, if you're not buying a lot of paint from Sherwin Williams, you'll pay $40-50/gallon these days; if you're a big paint buyer, you can get that down to under $20/gallon.

Not to be snide but that's a little like asking what it costs to overhaul a truck without knowing what the "truck" is (S-10 chevy or Mac) or what's wrong with it (paint job or new engine and trany).
