You should try to read as much as you can and determine what niche of real estate you want to invest in.

I'm taking the time to read the entire Rich Dad series by Kiyosaki and more of Garrett Sutton's books.

Just my experience as both a buyer and seller's agent in my area - it could depend on the mentality/culture of the area you're in. 

Since you have experience with renovations, perhaps offering handyman services or consulting for other property owners could provide some extra cash flow without tying you to a traditional 9-to-5 job.Dealing with discouragement is tough, especially when it feels like the world is against you.

As you accumulate more properties and experience you’ll set a reserve that not only handles capex events, but also other uncertainties (ie vacancy, changes in personal finance, etc).

Some DSCR lenders will require experience, but there are a few that do not
