Is Fathom specific to the Virginia area or is it an online brokerage. 

Upon seeing this name again, I looked it up online and found that the person it belonged to had a number of articles from our local news station for a number of crimes, to include forgery, identity theft, impersonation, etc. 

Contact the utility provider and get a historical average based on the last year of use.

What this means is that the Seller is providing you with "ideal numbers" which means that they are using "top of the market numbers" for rental rates.

Please be aware that a popular video on youtube purports to provide a way to skirt the Due On Sale.

I am curious as well and will be following this thread - I use Quickbooks because we also have a construction company and it works well for that BUT I have to email an invoice to each tenant every month with a link to pay online.
