It's good at a minimum to have a very short list. 3 out of those 4 you can probably select prior to purchasing something, the contractor piece is a bit more complicated depending type of project & size, you may be dealing with different contractors.

It would be tough to find quality tenants to pay market rates prior to finishing the work so you may be sitting empty until everything is turned around.

According to our lease agreement, "... in the event of early termination by Tenant prior to completion of the original term of the Agreement, Tenant shall also be responsible for lost Rent, rental commissions, advertising expenses, and painting costs necessary to ready Premises for re-rental.

I'd like to move the homeowners insurance to a landlord policy with the other properties and then purchase an umbrella policy as an added layer for liability (none of the properties are currently in a LLC).
