Analyzing these deals is not a problem for me but when I watch these YouTube videos of certain people saying you should have a team behind you I get confused, I recently finish a book called (how to make millions in real estate in three years starting with no cash by Tyler G.

I was curious how you go about estimating repair costs.I have gotten pretty good at analyzing deals themselves and figuring out what purchase price/LTV will help optimize returns... but in such videos as Brandon Turners ( attached below video)..I tend to struggle to figure out where you exactly get the figures for a rough repair estimate without a contractor inspecting the property.

I was hacked through a sim swap (never lost my phone) and 50k was taken from inside banks at Chase on 4 different withdrawal, on video, by someone who also added themselves to my account (Chase let them), all without ever getting a phone call.
