The final disclosure package showed a lien from the owner's soon to-be ex husband (apparently there is some divorce proceeding, and the soon to-be ex husband filed a case against the real estate/property).

If you're looking for a "value-add" property that needs a bit of work, the biggest risk that most of our clients run into is deferred maintenance and capital improvements as labor and material costs have gone up.The most non-extraordinary way that I've seen people making millions from house hacking is by simply buying a multifamily at a fair price, in a B- area, consistently raising rent, minimize vacancy, address maintenance issues, and just hold on (refinance and repeat).Hope that's helpful.

The cost will also vary from market to market, and the issue with plumbing is you often don't know how difficult the job will be until you're in the middle of the job.That being said, I'd say this could vary from the cost of a service call/trip charge + an hour of labor + materials ($250-$500 total?)

something out of the 80s that's got good bones with more modern construction materials that you can replace flooring, paint, trim, windows, etc and do it as you have time for.If you answered "yes" or "potentially, yes" to #1, I suggest networking with other investors and learning what landlord life is like and if it makes sense for you in the short-term with the eventual goal of hiring property management later on.
