The returns obviously are better in a larger deal like that opposed to a 2-3 family, and i think that is what entices me...

I wish I was interested at an earlier age, nonetheless it's never too late :)I definitely would start networking if you can find real estate events near you.

If the appraisal was correct , you lost at least 11k by doing the remodel as opposed to selling if for the initial appraisal value.

I have found, at least in my market, that I get a better quality of applicant and if tenants know there is no "man" to screw over they will be happy to pay rent even in times of black swan events. 

I typically budget the rehab myself, but in the event I need a second opinion from a specific trade, I have plenty of photos and dimensions to send over.

The judge only gets involved if there is a dispute, in the original foreclosure there was no adverse party so there was no opposing viewpoint.
