The duplex was a total loss, but everyone got out safely.I'm not digging at anyone in particular here, it is just a fact that it might be very important to ask more questions and provide more general directions with a walk-through when working with someone from a different culture, particularly in a crisis type situation such as many different refugees find themselves in.

I just dig through the Escambia County Appraiser site and couldn’t find anything on this… I own investments in both Santa Rosa and Escambia Counties and the only thing you don’t get (from what I know) is the $50k off assessed value because of the homestead exemption.

I also talked to my lumber rep and lumber is creeping down finally at the street level ( my level) but sub pricing for hvac ele plumbing dig outs foundation roofing everything else is still the same prices.. however that could change here if demand slows we will have to re bid everything.

Unfortunately, if we dig deeper in both the history of rent control and the economic fundamentals at play the idea of bringing this piece of legislation to solve rising rents single handily falls short of it’s intended results.⁣⁣Think of where rent control is currently in force and where the rental market is currently fairly open, think of cities like New York, Toronto, Vancouver, San Francisco etc.
