The seller and their agent are open to using creative financing but I've been having issues finding an attorney that is willing to work on this.

Passing the Self-sufficiency test on 3-4 unit properties with FHA financing is truly a nightmare. 

@Tyler Ferguson It will be a little easier for your taxes and finances if you create a separate account for all of the property's income and expenses including the personal and rental part.

I'm not interested in seller financing as an alternative because I'm an introvert and not very good at sales.

Rehab ($25-$30k) on my first BRRRR is coming to a close (Purchased mid January) and I am now hunting down financing.

We have some cool products for people that want to finance construction and own the land (or if they want to purchase the land and develop). 

I would live to buy it and was thinking owner finance since  he has 2.8% mortgage on it, and its not transferrable.
