New Western is listing properties at market value keep that in mind (or maybe 5-7% off the market)..

This establishes in their mind that I'm not one of the typical sharks trying to steal their house (and yes, that is what they think investors are.) 

In general, from a business standpoint, the townhomes would be easier probably, but if you just have a passion for the idea of keeping the streetfront activated with a couple of shops, and it makes you happy without putting you in the hole, then do it.

You will find that you can leverage relationships and an open mind much more effectively than that cash you have in the bank!!

You yourself used to rail against this activity and posted here on BP about it all the time. 

If you are looking to be more active, there are great opportunities out there for value add on multifamily whether that be raising rents or light rehab projects.

Keep in mind the property prices are not cheap, especially in good locations.
