Keep in mind  most Tenants are mentally unstable they are prone to over react and often make stuff up to fit their narrative . they are like young mischievous children with creative imaginations .

I think it goes with that mentality of Kiyosaki "how can I afford it?".

We aren't just starting early and building up the mentality, but we are also in the right path.

Fear from that point forward is just mental and getting comfortable.I think what helps is putting "Fear" into perspective. 

Finding others who are ahead of you and learn all you can, all the while setting yourself up financially and mentally to begin investing yourself once an opportunity arises.

But I make sure people understand the distinction between a Buyer Agent and a Facilitator when I first meet them, in terms of service and compensation; I tell them not to hire me until we've gone to see a few properties and they decide if they like and trust me; and I give them a service guarantee that says if they aren't happy with me at any time, they can fire me.I understand the investor mentality that "whoever brings me the deals is who I work with," but are you really better off working with and paying a great Buyer Agent than hoping a herd of mediocre agents will lay dead mice at your feet? 

@Jake Minyen from personal experience I inherited 3 Section 8 tenants and 2 were fine, the other had mental health issues and was rough on the property.

I live in LA and this city has a history to get a little out of hand if mob mentality sets in.

It doesn't matter how much it costs, we can't afford the destructive mayhem of deadbeat-dad mentality as a culture.
