Your maintenance, tenant turnover, and re-leasing costs will likely be far more than your estimate (toss in a couple evictions for good measure).

Before you go to those drastic measures, have your agent reach out to the legal hot line as, the first person (buyer or seller) that reaches out will be represented by the board.

Since HUD and Fair Housing go together, I suggest you take proactive measures to get your own housekeeping standards assembled, and to make it part of your lease (or an addendum to your lease as I am doing).
