I have seen they have been pushing RentRedi a lot on the podcasts lately and I fell victim to their marketing tactics and checked them out.They seem to have fairly reasonable plans ($9/month for year plan) and offer a variety of features but I am still confused why someone would pay for property management software when there are so many free alternatives out there.

You are not in a financial position to maintain, manage nor service the construction nor operation of a duplex/triplex rental investment.

Another thing you can do is set up an LLC with a third party service as agent, and that same or another service as manager/member.  

I've got some great connections in the due-diligence/management side too, if you're interested in meeting them and various trades in multifamily construction.  

I'm new to the real-estate business buying and flipping houses, I'd also Iike to start renting aswell

This property is 98% occupied, just badly managed and rents are no where we they need to be so it won't take long to get things right.
