We've been eying restaurants, especially QSR's but what we've been finding is that these are commanding a premium (especially if they're corporate tenants, not franchisees) and come with fairly low CAP rates and the ability to negotiate the prices is almost non-existent.

Outdated but well maintained, minimal repairs done so far.

If to the other sibling, how do you determine a fair purchase price and payment terms? 

If you make it look like you don't have equity, don't own other properties or make it hard on them they are going to go after something easier.Take care of your properties and treat your tenants fairly and you will likely not have any problems.
