I was talking to my local loan officer the other day who said they are making zero loans on small rental properties right now because the numbers don't work on any of them. 

I'm a local Realtor since 2005.  

This makes cash flowing properties hard to come by imo.Several of my local investor club buddies are sitting on the sidelines, selling some inventory and building a cash hoard.Happy to help with info - as always - do your due diligence and do not blindly listen to some random poster on web sites.Good luck

Hey @Mary Carmelo, I'm based in LA and when I'm looking to connect with local investors I google search for local REI meetups, conferences, and even property listings or developments.

There's so many catalysts for population and job growth (Intel, Honda, Amazon, Nationwide Hospital, etc).

BP needs to develop AI and use Jay answer as the most "trustable" and "genuine" answer without any string attached.I still remember to this day Jay advice to buy the house that's on median price for that local.
