Hi @Mohammad Islam The best way to find mentors in your area is to attend local meetups.

If you want to learn about the local market and plan on being there for some time I would join a RE team to understand the geographical nuances of the area and also introduce yourself to the community.

Go to BUILD YOUR TEAM at the top of your screen, and you can search for other MEMBERS or LOCAL MEETUPS.

Over the last few years, and even now, I am seeing investors put their capital to work in areas that locals have previously ignored. 

So once you know your market and your asset type then you can come up with your locally relevant 50 percent rule!

As others have said I don’t travel to exotic locations to invest, my stuff is fairly local so the actual need for a business meal is low.
