Are lease option to purchase deals unicorns or do they really exist?

Miami just had a news report where they are fining Airbnb owners and I also believe I saw another on Vancouver fighting short term rentals as well as NYC now stating it must be owner occupied and only allowed to lease for a certain number of days per year.  

I’m in Maryland and it’s the same way, but with the proper lease and screening of tenants you are being proactive.

You probably won't get year leases (which you don't want anyway), but make sure they understand that it is a month to month arrangement that can be extended for as long as they follow the rules.

Each individual signed a separate copy of one-year lease that goes month-to-month in mid-September, 2018.

Did a basic lease I found online(I know not the smartest way to go, but I was in a panic trying not to loose my daddy’s house) I’ve just read the Turners book, The Book on Managing Rental Properties.

I'm going to see the properties this weekend.I also have a lender that says they will do 100% financing if I have the financial sheets, leases proving the current performing income. 

I have a tenant who's lease is up in July.

Look Unless it’s in your lease I would tell them that if they want it colder then go buy themselves a window unit and if they really fight you about it go buy them one and take the cost directly out of their security deposit .
