Remind them you require no leads, no training, no office space, etc. and offer them maybe 10-15% of your commissions.

Really only works for big investors that can deal with leads across a larger geographic area (TV Market Area).

If you had said you did 100's of transactions for you own account, that would be fine, but you talk about customers, which leads me to believe you were representing others in these transactions.

I agree there is some maintenance issues, I am a small time guy under 30 units right now so this would be a big undertaking, I think I will keep looking, I just can't seem to find much "for sale" in my area, I need to find better sources for apartment leads, and maybe this means meeting other apartment investors in my area.

Whenever I get a call/note/lead I put a sticky up so I can track.I don't use as much as I thought I would, but it's there for reference.
