I recently bought two properties in high rises and much to my dismay, neither will allow for requesting that maintenance staff take small repair jobs (changing air filters, toilet running all the time etc) for extra money.

The property management & contracting business is one that is easy to abuse, you'll need a full-time staff of qualified people to tear up *every* invoice looking for fraud & abuse & a network of field reps to inspect the jobs.

When I look at the resources I'm dedicating to it (staff, marketing budget, etc) and the sales/revenue it generates compared to our residential or relocation business, I get frustrated.

I use Guesty for Hosts to send automated messages like check in instructions for example, I use price labs to price my rental (changes rates from weekdays to weekends, high or low season etc). 

I still have not hired any staff, but push forward after one year and 9 month got my first deal.

These are pretty low paying jobs and it still costs more in the US to staff warehouses and make product.   

@Luke Moore -- I know you probably dont want the suggestions...haha but if you're in Iowa and if it's not too late may not be a bad idea to look into having radiant heat in the sidewalks from a liability standpoint and for safety - We had a harder winter than usual the past couple years and I get tired of buying salt and worrying someone is going to slip/fall plus you cant always count on staff to shovel and clear off the sidewalks - lots of outside vendors will also be coming in a facility with 16 beds as well.
