You learn so much on the first deal and hopefully this will spring board you to life long real estate investing to build wealth.I would use the line of credits and forget the other financing.

@Debbie Key I have purchased probably a few dozen properties from online auction sites.

The key issue is income vs expense and their associated risks.

In most cases they're not trying to be deceptive, they just have no clue how lenders or co-op boards, etc underwrite and look at debt-to-income etc.

I have long boards and short boards which you could borrow and if you give me a little about your surf experience I am sure we could find an exciting spot for you/family to learn or practice surfing.

I think this is one of many key important questions to ask for a beginner like me and also one who has decades of experiences in REI.

If you answer no to both of those questions, I'd suggest doing as Marcus said, figure out who you want to rent to and then look for well kept "turn key" homes.
