In hindsight, if I could do it all again I would have saved 20k from the condo purchase and used that on the next one.Ill have to research more into the HELOCs as being as fresh as I am I feel like there are more areas, or maybe thats just inexperience.Thanks again for the info!

For a larger reno it might make more sense to drop the price then renovate, that said if you significantly reno I would start fresh marketing it.

It is quite common for a wholesaler (fresh out the gate) to tell me about a great deal only to figure out 1) they have no clue because they just don’t know what they don’t know yet. 2) their contract price is too high for reason #1. 3) they want to make $5k on an overpriced deal. 

Definitely need to do some local investigation too, what works for me in my area may not work for you in yours! 

After a thorough investigation, the HVAC contractors determined there is nothing wrong with the furnace itself.

Not to discount what they are saying, but just good to investigate alternate motives.I think having people in your market that you can rely on for quality local information is important.
