The roof on my building is only 6yrs old and looked good during inspection.

Should we have it inspected and appraised as a 4-2 or leave it and renovate it.

Unfortunately, with market being so hot most sellers aren't accepting the VA loan since it entails high inspection standards and it takes longer to close.

I asked for the any inspection report that were taken when the property was under contract.

Since I am in Oregon, I need to have someone on the ground who can inspect the property following move out, tally repairs needed, and hopefully identify which ones are tenant responsibility and which are not.
