So the 600k includes paying off what they owe Unison. in the case of a refinance they would still live there, we would just be getting them out from under Unison in exchange for our names in the title and getting the house once they pass.

If you are local self managing is not that difficult, you just have to have the mind for creating and following a process.

Other tenants were responsible to mowing, some hired it out other cut the lawn them self. 

-I believe that I will need to self-manage the property through something like Airbnb/vacasa/vrbo in order to meet the “Material Participation” threshold?

Now the market can decide if they want to work with someone who has a lot of personal experience as an investor, or - if they want to be self representing and don't need an agent at all. 

When I used to self manage my properties I used MySmartMove and felt it was a very good screening process - it checks all the main things you need to check (criminal history, bankruptcy/foreclosure history, credit, etc).

Most really successful investors I know were in the trades and/or real estate sales and are self educated and millionaires a few times over.

I’m talking a couple trash bags on porch and around/under porch there was  a couple trash bags worth of junk(including about 10-20 doggy bags of dog poop) a bike, trashed yard games and some general trash.
