Why settle for renters who are less than ideal?

About an hour away from the city ideally is the furthest I'll go (ideally).

We want to get a good feeling for a specific ZIP before moving on it.Our ideal property would be a 3/2 single-family, 1000-1500 sq. ft.single-story around $200-250k ARV.

Not ideal, I can’t have them come to the same phone on a different line, but cheap enough and fairly effective.

Ideally all the hardware should match. 

Ideally I would like a multifamily BRRRR property.

Because you'll have a partner and want a full and thorough OA, an attorney that specializes in contracts and business matters would be ideal.   

There is not any ideal place to add one, unless we squeeze a stackable into the master closet where the doors won't be able to close over it, or an all-in-one washer/dryer unit in the front living area.If we don't add a laundry unit to the rental, the alternative is to allow scheduled access to our laundry room but they have to go through our whole living space to enter, or just not offer one at all.
