You may be able to find a local bank that would hold the note if you bought it outright, but anything under $50k and most times under $75k is hard to borrow against...it's just too low for a bank to make any money without triggering usury or State/Federal fee limits like they mentioned.

Any ideas  or avenues we have yet to think about is greatly appreciated.

Hi NYC neighbors and out of area investors: I'm wanting to know how many of you have chosen to use a hired manager for your long term hold rentals.  

I aim to utilize other people's money to invest wisely in buy-and-hold multifamily properties.

They should be able to point you in the direction of someone local and have an idea of what the cost is.

That is a great example and doesn't even include the appreciation that you should get after holding it for 15 years!

Currently she is on gov. assistanceI know I am going to need to speak with a lawyer on this but my question is, is there a way to avoid tax implications if we do combine households, due the substantial amount of equity that is in the property.Any ideas or input would be welcomed.

Im looking for ideas from other investors that are requesting Vacancy rates from their property manager.
