The residents expressed the horrible school system in Missouri added to the crime problems....sorry if I exaggerate but I saw shady people on the streets near gas stations with no real business and the houses for the most part look rundown...

The rooms smelled horrible of urine because they would pee in their rooms from being locked in the entire time.I made it clear that I would not close if they were still living in the property!

Or, eventually sue when the home purchased doesn't match the contract, but that sounds horrible, and more like I just didn't do my own due diligence on the property.If I went the credit route, I'm not even sure how I'd begin to quantify that.

If I let them stay I would put off some of the work that isn’t necessary like opening up the very small kitchen, which would be cheaper up front for me but my biggest fear is inheriting a horrible tenant that either trashes the place or doesn’t pay on time.

Building is old (built 1900) but mechanicals are fairly new (last 4 years) roof is 15 years old. units are horribly dated and will need rehab when tenants move out but 2 of the tenants have been there for over 15 years and don't ever plan on moving.
