Columbus has become a major tech hub in the midwest with large companies like Intel investing $20 billion, Amazon investing $3.5 billion, Google building 2 new data centers: one in downtown Columbus and the other in right outside of U.S. 33 in Lancaster.

I own a PM company so I am biased but I don't even manage my own properties, our PM company does.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

The reason is it can take 3 weeks or more to clear screening and filters to be put on a companies national site.

During this process, the selling agent for the builders company quoted us a price of $80k to add a 3rd car attached garage to garage with completing the entire area over the 3 car garage.

We want to give owners some flexibility and a good experience working with us, but also, contracts are the assets in this business model i.e. if you don’t have some teeth in the language, if/when you try and sell your company later it won’t be worth much.The 60-90 notice period seems to be a good balance.

Myquestion is this: can I create an incorporated property management company to funnel my current rental income through, then pay myself a W-2 salary from that company in order to raise my W-2 income so that I qualify for the mortgage on the new property?

(Heck, an hour of consulting on how to self-manage costs less than you'd pay a management company in the first month.)It's not like STRs where turnover is every few days, where cleaners need scheduling all the time, etc.

I'm seeking recommendations for reliable Turnkey Property Companies that are in that market.

I have around 300k in a company stock account that does well with dividends, so don't really want to sell of shares.Would taking a personal loan or doing a margin loan make sense?
